Living at the Heart of Century Park
Striking architecture makes south-side ProCura development stand out
By Alan Kellogg, Edmonton Journal | October 22, 2011
Ordinarily the demise of a shopping mall signals a precipitous downward slide in most locales. But in the relative ashes of South Edmonton's former Heritage Mall, Century Park - one of the city's most exciting and vital neighbourhoods - has emerged, far outstripping its former commercial lineage. The beating heart of the district is, as always, where people actually make their lives. ProCura's Century Park Club and Residences is the latest striking incarnation of the burgeoning community. The most casual passerby instantly notices the differences between the development and many other condominium projects across the city and region.
The same level of care and attention to detail found in the panoply of one-, two-and three-bedroomsuite interior plans available can be discerned in the external architecture, with its striking roof lines, huge balconies, canny use of glass and the sort of finishing touches usually found only in far more expensive buildings.
In fact, Century Park Club and Residences defines affordable living, with prices ranging from $279,000 to the mid-600s.
The sense of urban community here isn't just another empty advertising buzzword. As ProCura marketing director Sherry Schluessel - whose Edmontonian husband began Alberta-based ProCura 34 years ago - underlines, this development has been consciously designed for all ages and pursuits. The bridges and barriers are down, literally by design. That, after all, is the definition of a real, breathing, pulsing neighbourhood.
"For some seniors, the close proximity to medical services, ease of access, leading-edge security and walkable distances are a major draw. Others will find our green spaces, trails, shopping, restaurants, fitness centre, common areas, water features, landscaping and other outdoor living attractions key factors. With a starting price of $279,000, young adults can find a home here. And absolutely everyone benefits from the virtually unequalled transportation factor. Via LRT, Century Park is less than 12 minutes from the university and Whyte Avenue and only 14 minutes from downtown." Myriad bus lines including the new trial airport service complete the connectivity.
"For drivers, our (heated, underground) parkade is truly remarkable - I've rarely seen the equal. It's huge, totally non-claustrophobic and beautifully lit with large parking spaces."
Buyers can choose from a wide variety of floor plans in light and dark colour schemes in condos offering views of the downtown skyline or lush Century Park green spaces. Spacious four-piece baths, marble tile throughout, Kohler fixtures, generous soaker tubs and Collezioni vanities and limestone floors are the order of the day.
For the budding Mario Battallis among us or just those who heat and eat, kitchens sport granite countertops, top-line KitchenAid appliances and custom cabinets along with stainless steel appliances, fourburner gas stoves, self-closing doors, oversized double sink and pull-down gooseneck faucets.
The upscale lobbies set the ambience with custom-designed art glass and earth tones as a suitably impressive entree for residents and guests alike. Balconies are nothing short of huge, in some cases exceeding 1,000 square feet.
As well, with plenty of projects under their corporate belt, Schluessel says her company has learned to listen to owners first. "We've genuinely stepped back and taken a deeper look at how we can cater to people over the long term. For example, we've become serious about our carbon footprint and what we can do to help. This is about community."
ProCura Century Park Club and Residences presentation centre is located at #112 2606 109th St. Buzzer 112. Open Sat.-Thurs. noon-6 p.m. 780-410-1738. info@centurypark.ca

Century Park's ProCura a living, breathing neighbourhood

The most casual passerby instantly notices the critical differences between the development and so many other condominium projects across the city and region.
It looks great! The same level of care and attention to detail found in the panoply of one-, two- and three-bedroom-suite interior plans available can be discerned in the external architecture, with its striking roof lines, huge balconies, canny use of glass and the sort of finishing touches usually found only in far more expensive buildings.

Calgary's Montana an investment in women
The past meets the future with support from the Famous 5 Foundation
By Pamela Irving, Freelance | July 10, 2010
When ProCura purchased the site for the Montana -- a new 27-floor luxury condominium residence tower in Calgary's cosmopolitan Uptown 17 district -- they also purchased the adjacent heritage home of Nellie McClung. No two buildings could be more different, but the two are now intrinsically connected through Sherry Schluessel of ProCura. Read More...
ProCura is donating $1,000 for each of the 100 remaining units for sale in the Montana. The donations will go to the Famous 5 Foundation, a charitable organization dedicated to preserving the legacy of famed suffragists, legislators and women's rights advocates: Nellie McClung, Emily Murphy, Louise McKinney, Henrietta Muir Edwards and Irene Parlby. These five Alberta women were champions of the rights of women and children, famous for winning the 1929 "Persons" Case inspiring Canada's Parliament and the entire British Empire to recognize women as persons under the law.
Currently, the Nellie McClung house operates as the Montana sales centre, but Sherry's vision is to preserve the house for charity activities and she is inviting investors to help turn the property into a community space for women's organizations.
"Having our sales office here helps educate people about what these women did to change history, but I would like to see organizations that are still changing women's lives continue their good work here," says Sherry. The heritage house is valued at approximately $2 million and Sherry says that investors could match funds up to this value.
"We could have our own Famous 5. If five investors invested $400,000 each, we would have our target and women's organizations could move in."
Investors in the Montana will not only invest in the Famous 5 Foundation, they will have a stunning residence in a well-designed building that is already a landmark on Calgary's skyline with city, mountain and street views.
"The McClung house will be intact forever, as a designated heritage house, so nothing will ever intervene on those views," says Sherry.
The building features stylish refinements -- including a spacious grand lobby.
The Montana possesses energy-efficient engineering features such as Visionwall® floor-to-ceiling windows that combine superior soundproofing and energy efficiency, the same products used in Edmonton's Intact Building on Jasper Avenue, another ProCura project.
"What we find so remarkable about this feature," says Sherry, "is that you can put your hand on the window or wall near it at 40 below, and it is the same temperature as the room. There is no living space lost due to draft like in so many buildings. This is an important feature in Alberta."
Out of 189 units, there are still 100 on the market ranging in price from $299,000 for a one-bedroom condo to $2.2 million for an estate suite on the top five floors.
"The building cascades, so each floor plan is different. The estate suites are up to 2,500 square feet with spectacular city views. When you step off the elevator to an estate floor, you really know it by the high-end wood panelling and exquisite finishings," says Sherry.
Step outside on the ground floor, and you are in the trendy 17th Avenue SW area with restaurants, cafes, festivals, art galleries and just minutes from downtown.
"It's the heartbeat of the city and a perfect location for Edmonton business people needing accommodation for meetings in Calgary or anyone wanting to live the good life in Calgary," says Sherry.
ProCura was founded in 1979 by Edmonton's George Schluessel. George has been the force behind landmark and award-winning projects such as Calgary's Emerald Stone and Residences of Mount Royal, Kelowna's award-winning Casa Bella and Edmonton's Park Square and Century Park.
George married Calgarian Sherry Lesson in 2004 and the Schuessels have three daughters, Steffany, 13, Sarah, 17, and Courtney, 16, who excel at everything from equestrianism, to performing arts and academics.
"Our daughters are the real inspiration behind our Famous 5 giving program. The Famous 5 Foundation honours young women who are the leaders of tomorrow. I want my girls to feel they can set their sights high and be proud to be women," says Sherry.
